Proposal to allow for the development of an 8-storey mixed-use building

Seeking to rezone from 'General Commercial' (C4) to 'Mixed Use Corridor' (MU2) with special provisions
Special Provisions to include:
increase maximum building height fom 25.5m to 27.2m
reduce parking spaces from 17 (1 space per 24m2) to 15 (1 space per 27m2)
decrease outdoor amenity space from 12m2/unit to 5.8m2/unit
increase minimum front yard setback from 1m for 75% of frontage to 5.2m
increase maximum front yard setback from 5m for 25% of frontage to 6.72m
increase front facade step-back from 45 degree angular plane at height above 80% equivalent right-of-way to 47 degree angular plane at height above 80% equivalent right-of-way
