Add a Defined Policy Area to Section 2.8 of the Official Plan
Zoning Bylaw Amendment
Rezone from "Highway Industrial" to "Apartment Dwelling Second Density-2 with Special Provisions" (RA2-2)(SP-XXX)
Special Provisions:
decrease front yard minimum from 7m to 5m
increase maximum lot coverage from 35% to 52%
increase gross floor area from 200% to 499%
increase maximum building height from 45m to 91.5m (30 storeys)
reduce minimum parking requirement from 1.5 spaces per unit to 0.78 spaces per unit
