  • Once you register, you will be provided information from the Legislative Services Branch on how to make your submission at the Virtual Public Meeting. To participate in the Virtual Planning Meeting virtually, you will need access to a computer with internet service or a telephone.

🏙️🌆 City-Initiated Amendments to the Official Plan and Comprehensive Zoning Bylaw - 29 & 35 Sperling Drive (Ward 3)

Official Plan Amendment

  • Add a Defined Policy Area to Section 2.8 of the Official Plan

Zoning Bylaw Amendment

  • Rezone from "Highway Industrial" to "Apartment Dwelling Second Density-2 with Special Provisions" (RA2-2)(SP-XXX)

  • Special Provisions:

    • decrease front yard minimum from 7m to 5m

    • increase maximum lot coverage from 35% to 52%

    • increase gross floor area from 200% to 499%

    • increase maximum building height from 45m to 91.5m (30 storeys)

    • reduce minimum parking requirement from 1.5 spaces per unit to 0.78 spaces per unit
