Proposal to permit the development of nineteen 3-storey townhouse units on an internal private roadway
Seeking to rezone from 'Residential Single Detached Dwelling First Density' (R1) to 'Residential Multiple Dwelling Second Density with Special Provisions' (RM2)(SP-XXX)
Special Provisions:
increase Maximum Density from 40 units per net hectare to 45.2 units per net hectare for block/cluster townhouse
decrease minimum Front Yard Setback from 7m to 5m
decrease minimum Rear Yard Setback from 7m to 5m
reduce parking spaces to 24 (from 1.5 spaces per dwelling unit, or 29 total)
increase Gross Floor Area from 60% to 72.58%
reduce minimum Secondary Means of Egress from 7m to 5m
Brian Smith objected to the term "gentle density", saying putting nineteen homes in the space of two is not gentle, it's tenfold. Developments must conform to the surrounding area, which is all low-density single family homes.
Luciano Garcia, a neighbour, also opposed - issues brought up in neighbourhood meeting had not been resolved, especially privacy. The proposal is too large for this site.

Banfield confirmed the road classification was arterial road, which is where you'd expect to see intensification
A staff report will likely come some time in 2025, but there are many concerns still to address first. Banfield confirmed that this application came through on the old zoning bylaw, so the upcoming one would not apply.
